Step 1: Understand Why You're Selling

Step 3: Setting the Stage

Once you price your home, it’s time to start getting it ready to be shown to potential buyers. From applying a fresh coat of paint to rearranging furniture, Mara will ensure that the property is visually ready for showing.

We will schedule a professional photo shoot, commission an illustrative floor plan, and prepare a listing description. At this time we will sit down and complete the Seller Disclosure documents that will be necessary for the transaction.

Step 4: Go Live with a Strategy

Mara will develop a marketing strategy that is perfect for advertising your home. The listing is broadcasted on Compass.com and sent across our 100+ partner sites for the duration of the selling process.

Our Compass marketing team produces beautiful print collateral to strategically showcase your property. We develop and execute an intelligent, effective paid marketing plan in relevant publications. Eye-catching property signs are produced and placed outside your property.

Mara continuously leverages professional contacts and The Compass Network Tool to find ideal buyer brokers. Open houses are hosted bringing buyers face to face with your property on an ongoing basis.

Step 5: Communication

Mara will conduct an assessment of the market response within the first week of your listing going live. Feedback from agents and buyers is aggregated, and the listing strategy revised if needed.

Together, we will establish the best method and frequency of communicating as the process unfolds. Mara and her Team will provide you with regular feedback, keeping you updated with continuous traffic metrics and information from the market.

Step 6: Negotiations

Once we receive an offer, we will contact you to review the terms of the offer and analyze the pros and cons. Together we will decide how to respond to the buyer in one of several ways: by accepting the offer, rejecting the offer, or making a counter offer.

We will review the proposed contract to make sure it’s all in order and includes the necessary components such as deposit amount, down payment, financing, inspection rights and repair allowances, contingencies, settlement date, and a list of fees and who will pay them.

Step 7: Escrow

You have accepted an offer and are now very close to the end of your selling journey. Once a contract has been agreed to and signed by all parties, an escrow will be opened and the buyer's contingency period will begin. Timelines for the completion of buyer and seller responsibilities will be listed in the purchase contract and adhered to in the escrow. Our Team keeps a close eye on the timelines, ensuring you are in compliance with your responsibilities, while also holding the buyer's side to task to keep the process moving smoothly.

Step 8: Closing

You’ve reached the last step in the seller’s process. When you close on a home you are selling, you are legally transferring ownership of the property to the new buyer. Mara and her Team will monitor and coordinate all of the details necessary to get you to the finish line. Once the buyer has performed their inspections, removed their contingencies, and the loan (if any) is ready to fund, we will arrange the final walk-through. At or near this time, the escrow will close, payment will be made, and the keys will be handed over to the buyer.

During this time, you can also make plans with your REALTOR® to handle final details such as canceling utilities, cable, and lawn or trash services, changing the name on accounts that the new owner is retaining and ensuring the new owner has instructions for all appliances that will remain in the home.
